Multifamily buildings are an important component of the housing system. In projects of this type, the efficient use of available space and the implementation of solutions that maximize its functionality are of key importance. An example of this approach is a building in Dresden where the attic was converted for residential use. This was made possible by installing FAKRO roof windows there.
Comfortable Attic Apartments
The building contains 58 apartments with a total area of approximately 3,760 m². They range from one-bedroom to four-bedroom layouts, with sizes ranging from 40 to 105 m², including units adapted for people with disabilities. The attic has also been converted for residential use. To ensure its full usability, it was necessary to bring in natural light, which was achieved by installing thirteen FAKRO roof windows.
Nine of these are FTT R3 FSC wooden models measuring 134x160. The windows were made of pine wood, vacuum-impregnated and finished with a clear acrylic varnish. The windows feature a pivot mechanism, and a handle located at the bottom of the sash ensures easy operation.

The R3 glazing unit installed in these windows features a special acoustic pane that effectively dampens noise entering the interior. This is particularly important given the building’s location on a busy street with heavy car and tram traffic. The R3 glazing unit also offers excellent thermal insulation, reducing heat loss in the winter and enhancing residents’ comfort. Additionally, the outer pane is tempered and covered by a lifetime warranty against damage caused by hail.
Moisture-Resistant Roof Windows
A separate area designated as a drying room has also been set aside in the attic. Four FAKRO PTP V U3 plastic roof windows, measuring 55x78, were installed there. Made of multi-chamber PVC profiles, they are resistant to moisture and corrosion, making them ideal for rooms with high humidity. Additionally, the windows are equipped with air inlets that ensure proper ventilation, which is crucial for a drying room.

Awnings for roof windows and sealing collars
Other FAKRO products were also installed in the building. To ensure a durable and proper connection between the roof windows and the roof, EZV-A sealing collars were used along with the XDP insulation kit. To improve residents’ comfort, external accessories for roof windows were installed. AMZ awnings, operated manually or with a rod, effectively protect against excessive interior heating in the summer.
The use of roof windows in this multi-family building has significantly increased its functionality. The solutions adopted made it possible to increase the number of available apartments while enhancing the comfort of using the space.
